Paving, Kerbing and Concrete for Subdivisions and Developers
A subdivision is won or lost on programme. The civil works are sequenced, the titles have a date, and the paving, kerbing and concrete have to land in the window between the roading and the landscaping without holding either up. Pavecraft has been doing exactly that across Auckland for over 20 years, for developers, civil contractors and group home builders, from a handful of superlots to multi stage estates.
We have laid the streets, footpaths, driveways and kerb and channel at Whenuapai, including the Totara Road subdivision and the superlot developments around it, at Murphy's Park Residential Estate, at Auranga in Drury, at Waiata Shores on the Manukau Harbour and at Long Bay Residential Estate on the North Shore. The same crews and the same machinery move from one stage to the next, which is why the finished streets match.
What we do on a subdivision
Most developers bring us in for one of these and end up using us for several, because having one contractor across the hard surfaces takes a seam out of the programme.
- Kerb and channel, edge beams and traffic calming - extruded and formed kerbing for new roads, speed tables, roundabouts and islands. See kerbing, kerb and channel.
- Machine laid paving for shared streets, laneways, parking bays and entrance features, where a paved surface is specified instead of asphalt. See paving services.
- Footpaths, vehicle crossings and berm concrete to the council's engineering standards, poured stage by stage as the roading is completed.
- Driveways and house slabs for the build partners - plain, coloured and exposed aggregate concrete driveways for the group builders working the stage, so every lot is finished to the same standard. See concrete driveways.
- Permeable paving where the stormwater design calls for it, on driveways, visitor parking and overflow areas.
- Retaining walls, drainage and siteworks - the excavation and base preparation under all of the above, done by our own crews.
Why the base matters more on a subdivision than anywhere else
New subdivisions are built on freshly cut and filled ground, and West and North West Auckland in particular sit on clay that moves with the seasons. A footpath or driveway that is laid on a base that has not been compacted properly, or without the right falls, will settle in the first winter, and by then the lot has been sold and the complaint comes back to the developer. We build the base to carry the finished surface for its whole life, not just to hand over on time. It is the same reason the repair side of our business spends so much of its time on other people's subdivisions.
Working alongside the civil contractor
We are used to working as a subcontractor under civil and construction companies, including Dempsey Wood, Hick Construction, Ross Reid and NZ Strong, and we are used to their site rules. Pavecraft holds Sitewise Gold, the highest tier of independent health and safety certification, so our crews arrive pre qualified for most main contractors' systems. We turn up with our own machinery, our own supervisors and enough people to hold the programme, and we report progress so the site manager is never guessing where the kerbing is up to.
Stage by stage, not one and done
Most of our subdivision work is repeat work. Selwyn Foundation's Point Chevalier development ran to multiple stages; Summerset's villages came back to us more than once; the Whenuapai work has covered several superlots over several years. Developers keep using us because the second stage matches the first and the programme holds. If you are planning a development anywhere between Whangarei and Karaka, talk to us early, while the paving and kerbing can still be designed to be built efficiently.
For developers working in the north west, our West Auckland paving page covers Kumeu, Huapai, Riverhead, Whenuapai, Hobsonville and Westgate specifically.
